We start by visiting your home for a consultation where we assess your needs and wants for your space, and discuss the perfect layouts, materials, finishes and overall solutions. We then present you with accurate 2D drawings, full schematics and materials selections to help you visualize your finished kitchen, bathroom and other spaces.
We take care of all the details, including site visits, to ensure that our plans are being carried out according to the exact specifications. The result will be a space that is beautiful, functional and comfortable for you and your family to enjoy for years to come.

Design Phases For New Construction and Remodeling

This takes careful planning and skills, and extensive design knowledge and education to consistently deliver a beautiful and functional space for our satisfied clients . We bring value - from our design concepts, to the approved plans to managing the budget, and acting as your onsite project overseer
Our New Construction and Remodeling Service can be broken down into four phases
Consultation & Assessment Conceptual & Schematics
The first step is to visit your home for a consultation and site assessment to help determine your needs for the project. No two spaces are alike and the assessment is a very important step to uncover what is important to you, any hot button issues, and your style and functional needs. This is a working appointment that lasts up to two hours, where we provide you with ideas, recommendations and guidance for the project. We will talk about layouts, materials, budgets, timeline, trade resources, priorities, our letter of agreement, and how we work and communicate with you during the design process.
Schedule a Consultation and Assessment to get the process started
Our design team develops conceptual 2D layouts to strategize and resolve any known issues, as well as to address your style and functional needs based on your budget and time-frame for completion. We present these ideas to you in person onsite, or at our design studio; walking through all the features and options. One revision is included. We deliver a full set of schematics that you can present to your qualified contractors for bids.
This phase is billed at a flat rate based on the project size and type.
We are happy to work directly with your General Contractors or recommend our trusted trade resources.
Permits are not included in your flat fee
Materials Selection
The next step is to select the materials and finishes for your project based on your style and functional needs. We have relationships with some of Houston's, as well as the nation's finest suppliers of cabinetry, hardware, countertops, flooring, lighting, plumbing, appliances and wallcoverings. We will schedule meetings at our trade showrooms or bring samples to your home. To make the best use of your time, and streamline the process, we pre-select all finish materials for your approval. We will schedule a special slab yard visit to choose countertops. We complete a "Selection Sheet" with all your approved selections carefully documented, down to the grout color. You can share this information with your General Contractor for materials ordering.
One revision is included
This phase is billed at a flat fee depending on your project needs
Project Oversight & Site Visits
This is an optional part of the process if you would like for us to oversee trades, liaise with your General Contractor to maintain the integrity of the project, and ensure that the right materials are being installed. New construction and remodeling projects are very involved, and it helps to have a checks and balance system to keep the project on track. The idea is for everyone involved to work together for the common goal of producing a beautiful, and high quality product that you will love, and enjoy for years to come.
We will make regular site visits and walk throughs - either weekly or twice per week and provide you with a written report of site conditions, and any communications with the General Contractor. We can also meet with you on site if there are change orders or other decisions that need to be made.
This phase is billed in time blocks in advance based on your project needs
The design process is complex, with many moving parts, and lots of decisions to be made. One decision impacts the other, and if not carefully managed, can end up being a disaster. We understand this, and we want to make the process easy and fun, with an amazing end result. We are very flexible, and we work with trades a couple different ways. Trades refer to contractors and contractors who will carry out any work related to fixed elements in your home. Example - carpenter, electrician, painter, sheetrock installer etc. We do not act as general contractor for these trades.

How We Work With Trades
Working With Your Existing Contractors
You already have a team in place for the renovation and remodeling of your home, but you would like to bring us in to help streamline the process and provide our expertise from a design standpoint.
Here is the typical process:

An initial site meeting with you and your general contractor to scope out the work. We determine what our responsibility will be

We provide you with an addendum to our existing interior design agreement. This addendum outlines the scope of work for our involvement with the remodeling phase, and any management fees associated with it

We can provide all layouts, floor plans and elevations or review and redline existing plans

Materials and paint color selection and detailed selection sheet provided to you and your contractor
-
Meeting with you and your general contractor to review all the materials selections, and determine who is responsible for procuring materials

Materials procurement and delivery to site (Optional)

Project oversight where we make periodic site visits to ensure that construction is being carried out according to the plans we created (Optional)

Regular communication with you and the general contractor, and providing written reports on site conditions (Optional)
Working With Contractors We Recommend
As part of the amazing service we provide you, and in an effort to streamline the process and make things easier, we work with a network of qualified contractors and sub-contractors that we will recommend if you do not have an existing relationship with contractors. This is strictly a resource that we offer, and you are not obligated to working with our recommended trades
Here is the typical process:

An initial site meeting where we introduce the general contractor or trades person, and you can conduct your own assessment and interview

If you decide to hire our recommended trade, and only after you have a signed agreement in place, we will conduct a site meeting to scope out work to determine what our responsibility will be (if any)

Our recommended trade most likely will pay us a consultancy fee that does not affect their fee to you, or our fee to you. Our trades value our input and expertise and therefore will compensate us for design expertise with each project

We provide you with an addendum to our existing agreement outlining the scope of work for our involvement in the remodeling phase and the management fees associated with it. We also ask that you sign our checklist which confirms that although we are recommending the contractor, they are being hired by you.

Are You Just Looking For Help At Your Builder's Design Center?
Are you just looking for help with selecting interior and exterior materials and finishes for your new build?
Take us along to your design appointment with your builder's design center. We have many years of experience helping home buyers choose just the right interior and exterior finishes for their new homes.
If your builder does not have a design center, we can meet with you at our suppliers' showrooms where together we can choose your finishes. We work with a network of great suppliers for countertops, flooring, cabinetry, plumbing, lighting, etc. offering quality products for your home.
For just a small investment, we will help you to confidently choose the finishing touches for your new home, that you and your guests will love!
What's Included:
A minimum of 4 hours billed for a selections meeting at your builder's design center or our showroom. Appointments can be broken into two sessions if you prefer. Travel time may be additional
A completed Selections Sheet with details on all the finishes selected for your home
We are happy to meet with your builder for a separate meeting to review your selections. A minimum of two hours will be billed
