It goes without saying that the number one advantage when selling your home is location, location, location. But right up there with a great location is staging, staging, staging!

 

If you are putting your home on the market, you most likely want a quick sale and for your asking price. Home staging is definitely a sure way to get you to that goal.

 

We have relationships with some of Houston's finest Realtors providing their sellers with Home Staging service. We will be happy to meet with you in your home and assess the space, and make recommendations for a quick sale.

Staged vs. Empty?

Selling a house empty is like showing up naked for a job interview! You would definitely not do that (at least I hope not ), and neither should you try to sell an empty house.

 

An empty house is soulless and lifeless! It’s hard for a home buyer to see themselves in an empty house. When a room is empty, your eye perceives it as being smaller than it actually is. The idea behind staging is allowing the home to show itself in the best possible light, starting at the curb. An empty home will likely remain on the market a lot longer than its staged counterpart.

 

So before you put out the for sale sign, give us a call and we will be happy to show you the possibilities of a well staged home, and bring you top dollar.

  • We meet in your home for an initial 2 hour consultation - usually with your Realtor present, at least for a part of the meeting. The tour starts from the curb and ends in the backyard. We go through each area and discuss ideas and make recommendations for improving the spaces to appeal to all buyers and bring you top dollar. We can choose paint colors for up to 3000sf during this consultation

  • Consultation fee of $447 must be paid in advance. Go to payment portal here 

  • We will then discuss the staging package that is right for you from the options below. If the needs of your property fall outside of the scope our packages allow, we will provide you with a custom quote within 2-3 business days

  • Please note that the staging services, including the packages below do not include costs for movers or sub-contractors. We will be happy to recommend sub-contractors and even coordinate these meetings on your behalf. Fees for doing so will be included in a custom quote. Sub-contractors include painters, carpenters, handymen, cleaning service etc.

  • All staging fees (including inventory for 3 months) are due in full in advance. Additional monthly charges for inventory ($997) are due at the beginning of each month 

  • Staging usually takes place in one day depending on the size of your home. We start by de-cluttering and de-personalizing, then re-arranging furniture pieces. We then style your home with decorative accents for a beautiful finish that buyers will love!

  • Please note that heavy de-cluttering, organizing and cleaning will result in additional fees

  • 2 hour in home consultation - touring the home from curb to the backyard and providing verbal and handwritten ideas for improving the home to appeal to buyers.

  • Paint colors for entire home up to 3000 square feet with handwritten color worksheet 

  • Detailed report within 3 business days is available at an additional cost of $397

Stage Occupied Package

$1997

  • 2 hour in home consultation - touring the home from curb to the backyard, educating homeowner about maintaining the home while it's on the market

  •  Choosing color palette

  • Up to 3 hours shopping for additional accessories and accents. Shopping items not included

  • Up to 4 hours of de-cluttering, organizing and styling

Stage With Inventory Package

Starts at $5497

  • 2 hour in home consultation - touring the home from curb to the backyard

  • Vacant properties only.

  • Movers and Installers costs not included  

  •  Choosing color palette

  • Providing all inventory (furniture, art, accessories) for 4-5 key areas - living, dining, kitchen, breakfast, master bedroom

  • Inventory for 3 months (3 months minimum)

  • $997 month to month after first 3 months. Due by the 5th of each month

  • Up to 6 hours of de-cluttering, organizing and styling - and de-staging.
